A second home in Marbella: the paperwork that stays with you

An owner who lives abroad needs only the NIE: no registration as a resident, no TIE, and no padrón unless Marbella becomes home. That one number ties the apartment you open each season to the notary, the bank, the utilities and the tax office.

Where the number follows you

  • The deed, and the entry at the land registry
  • The Spanish bank account that pays the bills
  • Electricity, water and internet contracts
  • The community of owners of the building or the urbanisation
  • Your dealings with the tax office as an owner who lives abroad
  • Any later sale, gift or inheritance of the property

What you do not need

An owner who lives elsewhere does not register as a resident with the police and does not need a TIE. The empadronamiento is for people who live at an address: if Marbella is not your home, you need not appear on it, although some owners do register for practical reasons.

When the season becomes a life

If each year you find yourself staying a little longer, the question of residence arises. For Europeans it means the EU registration certificate; for everyone else, a visa from the consulate, such as non-lucrative residence for those who will not work. It is better to plan the change than to discover it at a border or a bank counter.

In Marbella

Second homes spread from Cabopino and Elviria in the east to Guadalmina in the west, and up into Benahavís and Ojén. If your number dates from an earlier purchase it remains valid; if you need a fresh certificate, the Comisaría on Avenida Arias de Velasco can issue one by appointment.

Questions

I have lost my NIE certificate. Do I need a new number?

No. The number never changes. A fresh certificate stating it can be requested through a police appointment.

Must I be in Marbella for the bank and the utilities?

Not always, but having your NIE certificate and passport copies to hand makes every remote request simpler.
